Owning your first home is a big deal and the sense of accomplishment will be something worth celebrating. We have a fond memory of one of the first major purchases of our lives. Now it is your time to pass down the torch. Whether you are a first time home seller or have sold your home in the past here are some informative home selling tips.

Are you ready to let go of your home?  

A home is a big extension of your life and of who you are. The decision to sell can be a bit of a roller-coaster ride. Make sure that you are truly ready to make the big leap to sell. While some may say that it is a business decision, it can be more emotional since you will have attachment to the place where you have built a life, created memories and experienced so many firsts.  Do you need a bigger home, maybe downsizing, job relocation or just ready for a change to a new area? These are some of the big questions you will need to consider along with your budget and income. Will this new decision help save you money or create a larger payment?

 

Find a great real estate team

 

  • It can be overwhelming to think what is next but choosing the right partner in this process can make things surprisingly easy.  Hiring a real estate agent who has your best interest and has the expertise in the field can take a big load off your shoulder.  They will be able to walk you through your next step and can get you in contact with the right vendors for a few home fixes, lighting issues or carpet cleaning. Your real estate agent can also give you comparative market analysis to make sure that your house is competitively priced. They will also make sure that your house will be ready for showing and will provide you with all the paperwork needed to be in compliance for a seamless closing.  If you’re planning on moving to a new town, your realtor can help you find an experienced agent that specializes in the new town and can work directly with the agent so you can move seamlessly from one home right into the other. 

Time to declutter 

  • Preparing your home for staging means that your house needs to look at its best in photos and videos. Not only that, you will also be preparing yourself for the time that you move out of your home. Decluttering and getting rid of the non essentials would be a great idea.  Start sorting your things according to what you need and prepare some boxes for charity,  schedule a garage sale or post ads online for the things you want to sell.  Offer Up and Facebook Marketplace are two great resources to sell your unwanted items. 

  • Jazz things up.  Now is the time to fix the leak on the kitchen sink or repair the cabinet door of your walk in closet. Maybe the front yard needs a few pots of plants or the driveway needs a power wash. Try to look at things from the perspective of a potential buyer.  What should you do as a seller to make the home more presentable?  

Plan for the moving costs

  • There are seller costs that you will incur such as potential repairs that might present itself. Start by getting quotes with moving companies. The more things you will be moving, the more it will cost along with the distance to your new home.  Consider the possible scenarios. Whether it will be for moving to another home, upgrading or downsizing, you would still want to make a profit from the sales of your home. Your agent will be able to discuss this with you and have an open line of communication with them.
